Special Considerations for Mobile Home Flooring

Mobile home buyers and owners do need to consider some factors when selecting flooring that other homeowners do not. For instance, mobile home subflooring is often made of lighter particle board rather than heavier plywood. As a result, there may be weight limits on flooring material that the subflooring can support. Heavy ceramic tile throughout your home, for instance, may exceed the subflooring’s capacity.

The way mobile homes rest on a large pocket of air and the wicking properties of subflooring material make mobile home flooring more vulnerable to warping because of moisture. Proper construction and insulation (and prompt attention to any plumbing issues) will go a long way in preventing flooring issues. However, selecting flooring that provides more flexibility and/or minimizes the appearance of unevenness—i.e., laminate, carpet—may be better choices.
