<h2>Tip #1: 70-20-10 Color Distribution</h2>
<p>A fresh coat of paint can really change the mood of a room, but how can you add a bit more flare without overdoing it? The 70-20-10 rule can help.</p>
<p>The main color should cover about 70% of the room (in a square room, three out of four walls makes 75%&#8230;that’s an easy way to divide the space). To make the space look larger, opt for lighter shades that reflect more natural light.</p>
<p>The secondary color should make up about 20% of the color distribution, and 10an accent color should make up about 10% of the color.</p>
<p>In general, primary and secondary color distribution is done with paint colors. The accent color is usually added with decorative elements, like pillows, vases, wall hangings, etc.</p>
<h2>Tip #2: The Rule of Scale</h2>
<p>To prevent your space from feeling over-stuffed, select furnishings that are scaled to the space in which they will reside. In modular homes, over-sized sofas and large L-shaped sectionals may dwarf the rest of the room. The shape of your dining table or breakfast nook may be dictated by the way traffic is likely to flow through the room. Of course, there are exceptions. Sometimes you may want a larger piece of furniture or décor as a “statement piece.”</p>
<h2>Tip #3: Wall Hangings at Eye Level</h2>
<p>Whether you want to hang family portraits, art prints or other wall pieces, hang them at eye level. In decorator-speak, eye level (also called “gallery level”) is 57” from the floor. This is the point where you want the center of your piece to hang. <h2>Know Your Boundaries</h2>
<p>If your property isn’t fenced, you’ll need to know exactly where your property lines are. This not only helps surveyors locate the pipes for your plumbing, sewage and electrical lines, but it also allows you to have the land cleared to make room for your new home. This also gives you plenty of time to discover if there will be any land disputes before your home is delivered.</p>
<h2>Level the Land</h2>
<p>A foundation is necessary for the placement of your modular home. To have one dug and poured, you need your land to be cleared of plant life and leveled. You may be able to do the clearing yourself—removing excess plant life and debris—but you should hire a professional to handle the leveling. Without level ground for the foundation, the foundation itself can be compromised and damage your home as well.</p>
<h2>Prep the Foundation</h2>
<p>After the land is cleared and leveled, and you know exactly where the house is going to be placed, your general contractor should come in to dig and pour the foundation. <h2>Land-Home Packages</h2>
<p>The easiest way to obtain financing for your mobile home is by taking advantage of the bank’s “land-home” package, which allows you to borrow money for the purchase of a mobile home if you’ll be putting it on land that you own.</p>
<p>A land-home package works in one of two ways. You either buy the mobile home and land together in a single purchase, bundling both into a single loan, or you buy a home to place on land that you already own. In either case, the land will act as collateral for the loan, and the terms of the loan will be basically identical to any standard mortgage.</p>
<p>If you own land or are planning to buy property rather than rent a space, a land-home package is one of the best options for mobile home financing.</p>
<h2>Bank Financing</h2>
<p>Even if you’re only buying the home and can’t take advantage of a land-home financing package, you can still get bank financing for your new mobile home. The primary bank offering mobile home financing is 21<sup>st</sup> Century Mortgage.</p>
<p>In New Mexico, there are no age restrictions for a mobile home – you can mortgage both new and used models through the bank – but the minimum loan amount is $20,000. A variety of terms and payment options are available depending on the loan amount, your credit and more.</p>
